Prior to Placing a Tenant:

  • Evaluate the unique qualities of your property

  • Provide a competitive market analysis by tracking vacancy factors, time on market and rent values for the area

  • Market via all appropriate avenues of promotion: online, signage, print, and strategically placed flyers

  • Utilize a local network of organizations who frequently re-locate employees to the area

  • Contact our wait-list of quality tenants based on their requested criteria and your property's match

  • Answer all inquiries regarding your property

  • Schedule showings

  • Handle any turnover maintenance or repair concerns

  • Provide experienced lease negotiations

  • Perform thorough credit and criminal background checks and contact tenancy, employment and personal references for qualified applicants using appropriate rental applications and forms that along with a consistent screening process, ensure quality tenants while conforming to all applicable laws.

At Tenant Placement we:

  • Provide a quality lease agreement including all documents required by Federal, State and Local laws, and additional addendums to thoroughly protect your investment

  • Walk-through the unit noting all conditions on our Move-In Inventory form

  • Provide keys

  • Establish a good working relationship with the tenant

  • Introduce ourselves to the neighbors if and when the owner would like us to

Each Month we:

  • Collect rent (including late fees or other charges as necessary)

  • Enforce lease terms

  • Provide accounting statements

  • Respond quickly to maintenance requests and emergency needs

Periodically we:

  • Review each unit with appropriate tools (flashlights, moisture meters, etc.)

  • Provide meaningful reports to you

  • Handle on-going maintenance and oversee sub-contracts for larger jobs

  • Manage unit turnover by reviewing units at lease termination and accounting for security deposits as required by law

As Necessary we:

  • Respond to any emergency on your property with either personal inspection or by obtaining a qualified professional inspection of the issue to determine the appropriate action

  • Create and maintain relationships with qualified vendors, including painters, roofers, electricians, plumbers, repairmen, handymen and more.

Annually we:

  • Provide an accounting summary for tax return filling purposes
