The first question most people ask when considering making their home a rental investment is: “How much will it rent for?” and “Will that cover my mortgage payment”?  This may seem like the obvious concern, but in fact this will tell you almost nothing about whether or not this is a good investment or whether it will make you money in the long run.

So what are the questions that I should be asking?  How about:  What will my appreciation be in 2, 5, or even 20 years?  How can I predict how much rent will increase over time?  What does “vacancy rate” really mean, and how do I calculate it?  How do I figure in the tax benefits I get from owning investment property?  What will my cash flow be short and long term?  Is this property even the right investment to make?
